Why state rules matter

A lease is a contract governed by state law: deposit caps, interest, notice periods and even late-fee limits differ at every border. Our 50-state reference pages collect the numbers every lease must respect, verified against statute.

How it works in three steps

1. Pick your state. State law decides the deposit cap, the return deadline and the notice clauses your lease must carry — the generator loads them before you type anything. 2. Fill in the deal. Parties, property address, rent, deposit, term and start date — the fields match what a judge would look for, nothing more. 3. Print and sign. The preview is print-ready on plain paper; both sides sign two copies and keep one.

What the generated lease includes

Parties and property block, lease term with month-to-month conversion, rent and due date, a security-deposit clause that quotes your state’s cap and return deadline, entry notice, maintenance duties, alterations, utilities and a governing-law clause pinned to the property’s state. Where a state limits late fees or requires interest on deposits, the clause says so in plain language instead of citing statute numbers you would have to look up.
