LeaseKit exists because the lease is the most important document in a rental — and the one most often written from a downloaded template that ignores state law. We built a generator that asks the right questions and inserts the right state rules, free, in your browser.

How the generator works

Choose your state and fill in the parties, property and terms; the generator assembles a residential lease with state-specific deposit, notice and late-fee clauses drawn from our 50-state rules reference. Everything happens in your browser — nothing you type is uploaded, and the print-ready output is yours.

What this is not

Not a law firm and not legal advice. Landlord-tenant law is state law with local exceptions; significant agreements deserve an attorney’s review. Our 50-state reference pages exist so you know which questions to ask.

How the state rules are verified

Every deposit cap, return deadline and notice period in the 50-state reference is checked against the state statute itself, with the statute citation printed on each state’s page so you can read the source. Rules that change — caps amended by the legislature, new local ordinances layered on top — are re-verified on a rolling basis, and the last-update date sits in the site footer. When a reader reports a discrepancy, it is treated as the highest-priority correction: confirmed errors are fixed within days, and the page notes the correction date.

Why the generator is free

Because the paid alternatives gate a document most people sign once or twice a decade behind a subscription. The free generator covers the standard residential lease end to end; where a rental genuinely needs more — commercial terms, custom addenda drafted by a lawyer — the disclosures page says exactly how this site funds itself and where referrals appear.
